Senior Quantity Surveyor

Our client, a leading construction developer-contractor is seeking an experienced Senior Quantity Surveyor to take full commercial ownership of large-scale residential and civil engineering pipelines (e.g., housing schemes, apartments, bulk earthworks, utilities, and infrastructure). You will lead cost management from pre-construction through to final accounts, working collaboratively with project managers, site teams, and subcontractors.

  Key Responsibilities

• Commercial & Contract ManagementOversee all main contract and sub-contract administration, ensuring compliance with contractual obligations (e.g., RIAI, Public Works, or Design & Build).
• Procurement: Lead tender analysis, prepare bills of quantities, and negotiate favorable terms for sub-contractor and supplier appointments.
• Cost Reporting: Prepare accurate and timely monthly Cost Value Reconciliation (CVR) reports, cash flow forecasts, and budget projections.
• Valuations & Variations: Prepare, submit, and agree interim valuations and final accounts with client representatives and subcontractors
• Risk & Value Engineering: Identify potential commercial risks, implement cost-saving strategies, and manage delays/disruption entitlements
• Team Leadership: Mentor, develop, and supervise junior and intermediate surveyors on the commercial team.

 Requirements

•  Education: Degree in Quantity Surveying, Construction Economics, or a closely related discipline
• .Experience: Minimum 5 years of continuous quantity surveying experience with a recognized Developer or Main Contractor in Ireland.
• Sector Knowledge: Proven track record of successfully delivering large-scale residential (housing/apartments) and civil engineering (groundworks, infrastructure) schemes
• .Regulatory Compliance: Solid working knowledge of Irish building regulations, BCAR compliance, and standard contract formats.
• Soft Skills: Excellent negotiation skills, commercial acumen, and high proficiency in construction management software.
