COMMERCIAL MANAGER
Residential Development | Dublin | €130,000 + Package

We are seeking an experienced Commercial Manager to lead the commercial function across a portfolio of high-quality residential developments in Dublin. This is a senior leadership role responsible for managing cost, risk, procurement, and contractual performance across multiple live and upcoming projects.
The successful candidate will play a key strategic role in ensuring commercial excellence from pre-construction through to final account, supporting project delivery teams while protecting and enhancing project margin.
Key Responsibilities

• Commercial Leadership
• Lead and manage the commercial team across multiple residential schemes
• Oversee cost planning, budgeting, forecasting, and financial reporting
• Drive commercial strategy to ensure projects are delivered within agreed margins
• Provide commercial input at pre-construction and tender stage
• Cost & Contract Management
• Manage procurement strategy and subcontractor appointment
• Oversee valuation processes, variations, and final accounts
• Administer and negotiate building contracts (RIAI, JCT or equivalent)
• Identify and mitigate commercial risks
• Financial & Reporting
• Prepare and present monthly CVRs and board-level commercial reports
• Monitor cash flow and ensure effective cost control systems are in place
• Work closely with finance teams on forecasting and financial performance
• Stakeholder Management
• Collaborate with project managers, site teams, consultants, and directors
• Manage relationships with subcontractors and suppliers
• Support dispute avoidance and resolution where required

Requirements

• Degree-qualified in Quantity Surveying, Commercial Management, or related discipline
• 10+ years’ experience in commercial management within residential construction
• Strong knowledge of Irish construction contracts and procurement practices
• Proven experience managing multiple projects simultaneously
• Excellent negotiation, leadership, and reporting skills
• Commercially astute with a proactive, solution-driven mindset
